Ok - for anybody contemplating building I thought I'd lob this up as it covers most of the bases. I have a property where I'm building a unit in the back yard and more or less gutting the existing 1950's front weatherboard and bringing it into the 21st century.

Just as a cover off, I am a registered builder and do this stuff every day. Here's hoping nothing crops up in my own place I can't deal with :p

U1 originally had the kichen where the living is and visa-versa. The laundry was bigger with the can where the pantry is to go. There used to be a wall dividing the meals/living area which I have removed. The bathroom had a large(ish) shower, but no bath and a vanity that I'm sure looked good in 1978.

U2 should be relatively straight forward (I hope!). I spent a fair amount of time on the design trying to get 3 bedrooms into it whilst still satisfying all the rescode requirements. I know of plenty of houses in the area who have managed it via a 'slight of hand' but I'd prefer to do it on the level for any number of reasons.

Doesn't take long to run into problems..... See this pipe? It's the council storm water pipe. It's supposed to be about 3m away next door. It's also not supposed to have a hole in it. Does explain why my back yard was always wet, even in the middle of summer - the whole street's storm water leaked into my back yard. Unfortunately it's right where I want to build a garage.

Fixing the hole in the pipe is easy. Within an hour or so I had worked out a solution for how to get the slab to work - literally build a bridge and get over it :D. Sadly it will take approx 10 weeks to get thru the council bureaucracy for a revised BOE approval.

Best the council sets about repositioning it then !

Not going to happen. The whole street is like that with all sorts of stuff in the way. This happend about 4 months ago - I just re-engineered the slab over the pipe and carried on from there.

Fast forward a few months and we can move forward. Next up is to bury around $10k of concrete under the ground coz the back yard was so wet. This was caused by the above mentioned pipe depositing the storm water for the whole street near the back fence. Up to around $17k in costs and counting because of council incompetence/lack of maintenance of their assets :/
